Step-by-Step: What Happens After a Failed Inspection
Defect Report Issued (Same Day)
Immediately after the inspection, you receive a written defect report listing every non-compliant item. Each item includes: (a) a description of the defect; (b) the specific SANS clause it violates (e.g., “SANS 10142-1 Clause 7.3.1 — no earth leakage protection on final circuits”); (c) an estimated cost to remediate; and (d) a recommended repair method. This report is provided at no extra charge.
Remediation Options (Days 1–5)
You have three options: (a) Use your own contractor — the most common choice. The contractor contacts us directly when done so we can schedule re-inspection. (b) Use our recommended remediation partners — typically 10–15% cheaper due to volume pricing; average turnaround 1–3 days. (c) Minor defects only — we resolve these on the spot during re-inspection (e.g., replacing a warning sign, tightening an earth connection).
Re-inspection Scheduled (After Repairs)
Once repairs are complete, call us to schedule a re-inspection. We typically return within 24–48 hours of being notified the repairs are done. Re-inspection: no additional call-out fee for most standard cases; a R250 re-inspection fee applies where the initial defects were substantial.
Certificate Issued (Within 24 Hours of Re-inspection)
If the re-inspection passes, we issue the CoC certificate within 24 hours. The certificate is emailed to you and (with your permission) directly to your conveyancer. The signed original is available for collection or courier delivery.

What If the Defects Are Expensive and the Transfer Timeline Is Tight?
If remediation costs are high and you cannot complete repairs before the transfer deadline, there is one common legal mechanism: the retention (escrow) clause. The parties agree in writing that a specific sum (typically the cost of remediation + 20% contingency) is held in trust by the conveyancer and released to the seller once a valid CoC is produced post-transfer. The buyer accepts transfer with the understanding that the defects will be remedied. This requires mutual agreement and must be documented in the sale agreement or a separate addendum before transfer is registered.
