How to Speed Up Your Cape Town Property Transfer: The Complete CoC Checklist

• Confirm which CoCs apply to your property — Electrical (always), Plumbing (all Cape Town), Gas (if any gas appliance), Electric Fence (if fence installed), Solar (if grid-tied solar or battery backup)
• Check existing certificate validity — if you have CoCs from a previous inspection, check the issue date. Electrical CoCs expire after 2 years; gas and solar after 5. A Cape Town plumbing CoC is per-transaction — see the seller’s guide to the Cape Town plumbing certificate. If within 6 months of expiry, commission fresh ones now.
• Check for post-CoC modifications — has any electrical work been done since the last CoC? New circuit, new geyser, garage conversion, solar panels? If yes, the old electrical CoC is invalid regardless of the date — you need a new inspection.
• Identify all gas appliances — walk through the property and note every gas installation: cooktop, oven, braai point, gas geyser, gas fireplace, outdoor gas heater. All must be covered by the Gas CoC.
• Confirm solar system type — is it grid-tied or off-grid? Check inverter model. If grid-tied, confirm whether SSEG registration exists (check for a City of Cape Town SSEG approval letter in your files).

• Book all required inspectors simultaneously — do not book them separately over several weeks. One booking, all inspectors on the same day saves 2–5 days.
• Arrange property access — if the property is tenant-occupied, give the tenant at least 48 hours’ notice. Ensure the electrical DB is unlocked and accessible, the ceiling hatch above the geyser is accessible, and all gas appliances are accessible.
• Allow a full morning or afternoon — a property requiring all 5 CoC types typically takes 2–4 hours. Do not book a 30-minute window.
• For same-day service — call before 10am. Same-day inspection surcharge: R250–R500.

• Read the defect report immediately — understand every item. Call the inspector if any defect is unclear. Do not assume the contractor will interpret it for you.
• Get 2 quotes for remediation — for defects costing R3,000+, get at least 2 quotes. Our recommended partners are typically 10–15% cheaper than market rates.
• Confirm the contractor is registered — insist on a DoEL/ECRA-registered electrician for electrical work. Unregistered work will fail re-inspection.
• Notify the inspector when repairs are done — call us directly to schedule re-inspection. Do not wait for us to follow up. Re-inspection within 24–48 hours of notification.
• Keep your conveyancer informed — update them on the defect status and estimated certificate date. A one-sentence email every 2–3 days is enough to keep the transfer on track.

• Verify the certificate details — check that the property address (including erf/stand number or unit number) is exactly correct, the issue date is current, and the inspector’s registration number is visible.
• Confirm the certificate is not backdated — the issue date should be the actual date of the passing inspection.
• Submit directly to your conveyancer — do not hold CoCs waiting for all of them to arrive. Submit each as it comes in. The conveyancer can proceed with other aspects of the transfer while waiting for the last certificate.
• Keep copies of all certificates — retain signed originals and digital PDFs. You may need them for post-transfer warranty claims or future sale.
• Store certificates safely — the Electrical CoC should be kept with your home documentation file. If you lose it and need a copy within its validity period, contact the issuing inspector.
